Phuket Land – Advice


From a private housing development perspective, virgin land in Phuket is becoming a scarce commodity and with prices continuing to rise at around 20% – 30% per annum it is often more expensive than building the proposed home. Even land plots with limited views reflect this fact as demand outstrips supply, especially in the popular west coast area.

In Patong, relatively new buildings are being regularly demolished to make way for bigger and better developments, with the world famous Bangla Road area looking as if it will be soon be seeing the end of an era as the bars and nightclubs make way for smart new hotels.

Many friends have made much more than beer money speculating in land and although prices have risen dramatically in the past few years there seems to be no end in site to the continual rise in the value of prime real estate.

When buying land be aware of the costs involved in getting your infrastructure installed, along with site clearance problems and landfill costs, all of which regularly knock a large hole in poorly calculated budgets.

Another consideration is what you can build and where, as the environmental laws relating to the height of a building in relation to the proximity of the beach and how high on a hillside you can build are stringently enforced, so once again consult a professional.

Land Measurements

Phuket land is measured in Rai, Ngan and Wah.

• 1 Rai = 4 Ngan (or 1600 m2.)
• 1 Ngan = 100 Wah (or 400 m2.)
• 1 Wah = 4 m2.
• 1 Acre = 2.5 Rai (approx.)
• 1 Hectare = 6.25 Rai (approx.)

Land Prices

Land prices in Phuket vary depending on location, views and proximity to water and the quality of the water.

To give you some idea of what's available and what it costs here are some examples from listings in November 2007.

Rawai – 7 Rai of land with 180 degrees sea view, 10 million Baht per Rai.

Kamala – I Rai, no views, 3.3 million Baht

Kamala – 6 Rai, good sea views, 6 million Baht per Rai.

Patong – Nearly 1 Rai, good ocean views, 9.5 million Baht.

Ao Ma Kham – (island) 1 Ngan, uninterrupted sea views, 2.2 million Baht.

Laguna – 24 Rai of project land at Layan Beach, 9 million Baht Per Rai.

Yao Island – 58 Rai, 300m of beachfront, 3.5 million Baht per Rai.

Bang Tao – 900m2 - 1100m2 plots, 2kms inland with ocean views, 1.5 - 5.5 million Baht each.

Nai Thon – Small lot project, plot size not specified, 970,000 Baht.

Layan Beach – 4 Rai, oceanfront, 50 million Baht.

Cape Panwa – 5 Rai, beachfront, 60 million Baht.

Chalong – 3.5 Rai with sea views, 24.5 million Baht.

Pak Lok – 3 Rai, sea views, 15.6 million Baht

Mission Hill – 900m2 plots, no views, 2.25 million Baht.
